The house is situated on the edge of a small hamlet, rural but not isolated. The surrounding countryside is very pretty and there are lots of walking and cycling tracks with a lake and streams within walking distance. The nearest village is 2 km and there are a variety of larger shops and restaurants in the surrounding towns of Champdeniers (10 km), St Maixent L'Ecole (10 km) and Niort (12 km).

The accommodation is comfortably furnished, well equipped and well presented.

There is a large open plan living area; the kitchen area has fridge-freezer, cooker, microwave and dishwasher, all cooking utensils, china, glassware and cutlery. The dining area seats up to 10 and in addition there are sofas, TV (both English and French channels), DVD and CD player.

There are 4 bedrooms.

One twin bedded room is on the ground floor with access to the garden. The master bedroom is on the first floor, accessed from the main living area. In this part of the house there is a toilet and basin on the ground floor and a shower room and toilet on the first floor.

There is a door from the main living area into the second lounge where there is a sprung sofa bed that can be used as additional accommodation. Access from the second lounge to the first floor where there is a further double-bedded room with access to the second twin-bedded room on the mezzanine.

Down a couple of steps from the second lounge there is a further shower room, WC and utility area with washing machine.

The well maintained pool has a shallow end, ideal for children and non-swimmers and at the deep end it is 2 metres. It is in a spacious attractive room which has glass doors on either side opening onto the gardens. There is a WC and cold water shower located in the pool area. The garden is south facing with a terrace, barbecue and garden furniture and table tennis table.
